When choosing to buy a home there is a lot to take into account as it can be one of the biggest decisions you’ll make in your life. The process often requires a lot of planning, research, and careful decision making. That is why help from a knowledgeable REALTOR® with your best interests at the core of their practice is essential to make the process run smoothly, and ensure the best deal possible gets done. To introduce the process, below is a general overview of what you can expect and do to prepare. When going through this is there is any question please do not hesitate to get in touch. Get Your Finances In Order
The first thing you’ll need to do is put money aside for a down payment. Upon getting an offer accepted a deposit will be due, this is what secures the deal while it is completing, and is the good faith money of the contract. The deposit must be a minimum of 5% of the purchase price of the home you’re purchasing, and is due to your agents brokerage usually within 24-48 hours of the offer being accepted by both you and the seller. So make sure you have access to 5% of the value of the house you are shopping for relatively readily available. Additionally, if you are financing, it is always a good idea to meet with a mortgage broker before starting the shopping process to determine what you can afford. My advice is shop around a little bit to ensure you're getting the best rate available.
Visualize Your Dream Home - What Do You Want/Need?
Now that you have established how much you are qualified for, or what to spend, it’s time to decide what type of home best suits your lifestyle. I recommend actually writing this out on paper.
In 1 column include things you NEED: ideal location, budget, number of rooms, a garage, etc.
In another visualize and write the things you WANT: walkability to shopping/restaurants, distance to schools if you have children, a yard, ability to renovate, certain style of neighborhood, detached house or attached townhouse/condo/apartment, etc.

Let The Searching Begin
Once you have chosen your representative it is time to find the home you are looking to for. Using our MLS system your representative should begin sending/showing your homes that meet your desired criteria in your desired area. They’ll update you frequently regarding new listings and schedule you appointments with sellers. This is the fun part!!
Writing An Offer & Closing The Deal
Once we find a property you want, your Realtor® is there to help you place an offer that the seller will either accept, counter, or reject. Your offer may include things called "subjects" which give you an oppurtunity to conduct things like home inspection(which upon getting may adjust pricing your comfortable paying, based on findings, and calls for negotiation) , secure financing, seek insurance, etc. Once an agreement has been reached and "subjects" are removed, you'll finalize your mortgage with a visit to your lender, transfer title, and complete the deal. These last few steps typically require the use of a notary or lawyer.
